"The house passed the code inspection, why should I get a Home Inspection?"
Believe it or not Code inspectors are not required to inspect everything in a house! Code inspectors inspect very specific things at very specific times during the construction process. The purpose of a code inspection is to provide, the minimum requirements to safeguard life or limb, health and public welfare. In some jurisdictions the code inspector may not even be required to verify the operation of system was just inspected.
A Home Inspector on the other hand can take his time looking at each system in the home, evaluating each systems performance and how that system interacts with the other systems in the home. Because Code Inspectors do not perform this function getting a home inspection is the single most important thing you can do prior to closing on a home.
Like preflighting an airplane before a flight. I have only a limited amount of time during the course of an inspection to determine the homes overall condition.
When I do an inspection, I review and run everything in the home simultaneously, to try to make the home reveal any weaknesses it may have. My findings are than reported to you immediately, so you can make a informed and confident buying decision.
