What do you inspect?
I inspect if the following things are performing as intended.
The Structure, Exterior, Roof, Plumbing, Electrical, Heating, Cooling, Interior, Insulation, Ventilation the built-in appliances and fireplace if installed.
How do you inspect?
I use the State required Standard of Practice.
But, as most have observed from my inspections.
I tend to look at the houses a little longer and
in a more detailed way than most inspection practices require.
Do I need the utilities on for an inspection?
I strongly advise all utilities should be on and have been functioning for at least a few days.
It may take a up to a few days for an issue to show up, Ruptured pipes can take a days, weeks or months to show a leak! Please keep in mind there are many things that can not be checked without utilities.
If utilities are just 'not available', it can be possible that some significant defects could still be discovered.
If the house has just been de- winterized,WAIT several days before the inspection!
My friend knows about houses, why should I pay you for a home inspection?
You may know someone that is very knowledgable. But, unless your friend is licensed a Home Inspector it would not be considered an official inspection, which may be required by a lender or insurance company.
